Attic-floor air sealing addresses leakage between the living space and an unconditioned attic. It is a different function from adding thermal insulation or keeping a vented roof’s airflow path open.
A quotation should identify the accessible locations and the preparation needed to reach them. It should also explain any limits. A broad promise to “seal the attic” does not tell you whether the hatch, penetrations, altered ceiling areas or difficult edges are included.

Three places to clarify in the assessment
The access hatch
Ask about the panel, its perimeter gasket, closure and the fixed frame. Insulating the panel and sealing the air path are related but separate details.
Accessible ceiling penetrations
Discuss visible service penetrations and other openings within the agreed access. The material and method must suit the location and any clearance requirements.
Altered or interrupted construction
Renovations, dropped ceilings or changes around roof spaces may interrupt the intended air barrier. Ask what can be inspected and what remains concealed.

WHY TIMING MATTERS
Reach the detail before adding coverage
When ceiling-level work is included in an attic upgrade, agree on it before the new layer is installed. Additional insulation can make the underlying boundary harder to reach. Keeping all existing material in place is not automatically compatible with every proposed sealing detail; local access or preparation may be needed.
Ask the contractor to distinguish local movement of suitable material from a full removal project. The reason, affected area and replacement of disturbed coverage should be clear. If the existing insulation is unknown or suspect, ordinary disturbance must wait for appropriate assessment.

AIR SEALING & VENTILATION
Keep the two air paths distinct
In a conventional vented attic, uncontrolled movement from the rooms below is different from intended outdoor airflow through the roof space. The first is addressed at the ceiling air barrier; the second depends on the roof assembly and ventilation route. Sealing appropriate ceiling leaks should not mean blocking the intended eave intake.

LIMITS & VERIFICATION
Ask what the promised result actually measures
Visible preparation records can show the locations treated, but a contractor’s quotation assessment is not automatically a measured whole-house air-leakage test. If you want diagnostic testing or an energy assessment, ask for that service explicitly and confirm who provides it.
A single repaired hatch cannot be promised to solve every draft or moisture concern. Windows, other assemblies, exhaust arrangements and heating or cooling systems may also matter. The problem guide helps you describe the pattern before deciding what should be tested.
Heat-producing equipment, electrical conditions and concealed assemblies need appropriate methods and clearances. This page does not provide do-it-yourself sealing instructions. Ask how the contractor identifies details requiring another trade before the work is covered.

Use a location-based scope
- Name the accessible areas and specific hatch work included.
- Explain any material movement, local removal and reinstatement of coverage.
- State which areas cannot be reached and why.
- Identify other-trade prerequisites and how changes will be approved.
- List the preparation records or testing included at completion.
Include your Mississauga property type and known renovation history in an enquiry. A home with multiple roof levels may have different access limitations in each zone.

Attic air-sealing questions
Is air sealing included in every insulation price?
Do not assume so. Ask for the included locations, methods and access limits to appear in the written scope.
Can insulation alone stop air movement?
Do not treat an ordinary insulation layer as a complete air barrier. The assembly needs a defined air-control approach as well as thermal resistance.
Will you test the whole house?
Diagnostic testing is a separate service unless explicitly included. Confirm the provider, method, fee and report before booking.
Does the hatch need attention if the attic is topped up?
The movable panel and its seal can remain a weak detail after surrounding insulation is upgraded. Ask whether the quoted hatch work addresses insulation, closure and the perimeter air path.
